There are three basic types of real estate licenses in Missouri:

  1. Real Estate Salesperson.  This is the entry level type of license.  A "salesperson" is licensed under a licensed broker and works under the supervision of the broker.  A salesperson cannot be licensed under more than one broker at a time and his/her compensation can only come from the broker.
  2. Real Estate Broker:  There are five types of real estate broker licenses in Missouri and each requires that the broker first must be actively licensed under a broker for a minimum of 24 of the 30 months immediately preceding application for a broker license, complete a 48-hour course called "Broker Pre-Examintion Course" and pass the broker license test.
  3. Real Estate Entity: A real estate entity is a partnership, corporation or limited liability company that is licensed to practice in Missouri.  The entity must appoint a "designated broker" who will be in charge and responsible for supervision of all real estate related activities conducted by all licensed and unlicensed perosns working under the entity.

Real Estate Salesperson:

To qualify to obtain a salesperson license in the state of Missouri, you must:

  • Be at least 18 years old at the time of application for the license, lawfully present in the United States (see below) and a person of honesty, integrity and good moral character.
  • Not more than 6 months prior to receipt of the application for the license by the Missouri Real Estate Commission (MREC), successfully complete a 48-hour course called "Salesperson Pre-Examination Course" that has been approved by the MREC and provided by a real estate school that has been approved by the MREC.  This course must be completed before you can qualify to sit for the license test.   • Pass the required license test that is administered by the professional testing service that is under contract with the MREC to do their testing for them (Cost is presently $52.)
  • Complete a 24-hour course called "Missouri Real Estate Practice".  This course must be completed AFTER completing the Salesperson Pre-Examination Course but may be completed before or after taking the license test.  (Cost varies; see appropriate course page)
  • Submit your fingerprints to the Missouri state Highway Patrol and FBI approved fingerprint vendor for a background check. (Cost is about $42.)
  • Affiliated with a Missouri licensed resident or nonresident broker and
  • Apply for the license (Cost is presently $100).

IMPORTANT:  Applications for license must be accompanied by proof of lawful presence in the United States. Acceptable documents to prove "lawful presence" in the United States include:

If you are a U. S. Citizen:

  • REAL ID driver’s license;
  • Birth Certificate;
  • Naturalization; OR
  • Passport.

If you are NOT a U. S. Citizen:

  • F-1 Student Visa;
  • H1B Visa;
  • Permanent Resident Card Expired- (extension granted);
  • US Permanent Resident Card; OR
  • Visa Stamped date of US entry.
