IMPORTANT:  An application for licensure MUST BE DENIED if the applicant:

  1. Was, at any time in the immediately preceding three years, required to file and/or pay Missouri state income tax and failed to do so; OR
  2. Has at any time, been convicted of certain heinous crimes, such as murder, rape, sexual assault or any of a number of crimes against children.

License Qualifications:

There are basically two types of real estate licenses in Missouri: salesperson and broker. A salesperson works under a broker and cannot work under more than one broker at a time. A broker may work under another broker or on his/her own. Real estate business entities can also be licensed as brokers. The following are the basic steps you must take to obtain a salesperson or broker license in Missouri.

Salesperson:

  1. Complete a 48-hour course called "Salesperson Pre-Examination Course" that has been approved by the Missouri Real Estate Commission ("MREC").
  2. Complete an MREC approved 24-hour course called "Missouri Real Estate Practice." This course may be completed before or after taking the required test, but MUST be completed AFTER the 48-hour Pre-Examination course.
  3. Pass the Missouri salesperson license examination that is administered by PSI. This may be done before or after step #2 above, but MUST be done AFTER step #1. The fee for the test is $62.
  4. Submit your fingerprints to the Missouri State Highway Patrol and FBI approved vendor for a fingerprint background check. The Fee for the fingerprinting is around $40-$42.
  5. Affiliate with a licensed Missouri broker and
  6. Apply for your license. The fee for the license is currently $90.

Broker:

  1. Obtain a salesperson license and actively work under a broker for at least 24 of the immediately preceding 30 months prior to application for the broker's license.
  2. Complete an approved 48-hour course called "Broker Pre-Examination Course".
  3. Pass the PSI Missouri real estate broker test. The fee is currently $62.
  4. If you have not already done so, get fingerprinted through the Missouri State Highway Patrol's approved vendor.
  5. Apply for a broker's license. The fee for the broker's license is $130.

NONRESIDENT LICENSES:

20 CSR 2250-4.080 allows the Missouri Real Estate Commission to grant broker and salesperson licenses to individuals that are currently and actively licensed in other states or jurisdictions upon such licensees meeting certain requirements as follows:

Salesperson:

An application for a nonresident Missouri salesperson's license for an individual holding a current and active salesperson's license in another state or jurisdiction or current and active broker's license in a jurisdiction that issues only broker licenses by the following:

  1. Proof of having passed the state portion of the Missouri salesperson prelicense examination (the fee for the test is currently $62);
  2. Proof of having successfully completed the 24-hour Missouri Real Estate Practice course (this course must be approved by the MREC and may be taken before or after passing the test);
  3. Proof of having submitted your fingerprints through the Missouri Automated Criminal History System (MACHS) for a Missouri State Highway Patrol and FBI fingerprint background check (the fee for the fingerprints currently ranges between $40 and $42 and is subject to change without notice);
  4. A license (history) certification issued from the real estate commission of the state or jurisdiction where currently licensed, no more than three (3) months prior to application for a Missouri license.
  5. A check or money order payable to the Missouri Real Estate Commission in the total amount of $90 to cover the $50 one-time application fee and the original issue license fee of $40.

Broker:

Every application for an original issue nonresident Missouri real estate broker's license by an individual holding a current and active broker license in another state or jurisdiction must be accompanied by the following:

  1. Proof of having been actively licensed as a salesperson or broker for a minimum of 24 consecutive months immediately preceding application for the broker's license (see #4 below);
  2. Proof of having passed the state portion of the Missouri broker prelicense examination (the fee for the test is currently $62);
  3. Proof of having submitted your fingerprints through the Missouri Automated Criminal History System (MACHS) for a Missouri State Highway Patrol and FBI fingerprint background check (the fee for the fingerprints currently ranges between $40 and $42 and is subject to change without notice);
  4. A license (history) certification issued from the real estate commission of the state or jurisdiction where currently licensed, no more than three (3) months prior to application for a Missouri license.
  5. A check or money order payable to the Missouri Real Estate Commission in the total amount of $130 to cover the $50 one-time application fee and the original issue license fee of $80.
